If you’re one of the many folks who’ve been planning and saving for a new home, you might be struggling with the current news cycle. High mortgage rates? Material shortages? Supply chain interruptions? The reasons to be nervous are numerous—and who wouldn’t be thoughtful about the largest investment they’ll likely make in a lifetime? NAVIGATING THE CURRENT MARKET

While there will always be reasons to wait, for most of our customers it is still an excellent time to build a home.

Mortgage rates are not likely to come down to the record low rates we’ve seen in the past three years—rather the numbers we’re dealing with today are very normal if seen from a historical standpoint.

Here are some other things to think about when making your decision to build today, or wait:

Securing Land

Finding land is becoming more and more difficult.

A recent survey by the National Association of Home Builders revealed that 76% of builders reported a low to very low supply of developed lots in their area; that's an all-time record. And it may get worse over time.

Most people can’t settle for any lot in any location. Property is personal, and tied to our work and familial obligations. Size, location, commute to work, and school districts are all specific concerns. If you find a property you love that ticks all the boxes, it may be worth getting now before someone else scoops it up.

You Can't Predict the Future

Perfect timing doesn't exist. It may seem ‘safer’ to wait today, only to find prices (and interest rates) have risen significantly tomorrow. It’s unlikely that materials costs will come down enough to warrant a waiting period. With demand for housing at an all time high and forecasted to continue growing, you simply can’t count on prices falling. Waiting too long may price you out of building entirely. Don’t forget that you can always refinance in the future if rates go down.

Your Current Residence

While you wait for the perfect time to build your custom home, you’ll have to remain in your current living situation. Maybe your lengthy commute is getting old, or your current home needs costly repairs and/or renovations to make it work for your family. The sooner you start building, the sooner you’ll be out of the situation that is no longer working for you.
