Find me on:

We asked some of our Realtor partners two important questions about finding and buying land to build a new custom home. These folks have seen it all, including what might go wrong, and some of the answers may surprise you, especially if you have never purchased land before.

So as you search for land for your custom home, make sure to keep these tips in mind:

What Is the One Piece of Advice You Have for Your Clients When Buying Land?

Watch for Water!

Check the county and FEMA flood maps to make sure the lot is not in a flood area.

Confirm All Claims

Verify with the county yourself that the ground is buildable! Second, check the cost of all utilities and their actual availability. Do not trust anyone selling you any property. Your agent or seller may or may not be able or willing to give you all of the accurate information. Once committed, you may be in for a rude awakening. What are you going to do when surprises abound? Sue the agent who only has a commission to give up? Many buyers have gotten stuck with the large cost of an unexpected and unverified requirement to complete the project.

Why Is It Best to Work with a Realtor When Finding Land?

Tap into Realtor Resources

Why is it best to work with a Realtor when finding land? For so many reasons! The most important are that Realtors have the resources to be able to find out things like the types of soils on each property, water rights, and elevations—and they have the resources and the means to answer questions like, “Does this property have underground tanks, and how far until you hit water?” The list is endless. Realtors work with professionals in the field and make your transactions smoother so that they inevitably save you time and money.
