Check the county and FEMA flood maps to make sure the lot is not in a flood area.

Confirm All Claims

Verify with the county yourself that the ground is buildable! Second, check the cost of all utilities and their actual availability. Do not trust anyone selling you any property. Your agent or seller may or may not be able or willing to give you all of the accurate information. Once committed, you may be in for a rude awakening. What are you going to do when surprises abound? Sue the agent who only has a commission to give up? Many buyers have gotten stuck with the large cost of an unexpected and unverified requirement to complete the project.
