But how do you identify your land in today’s unnerving climate? Take a breath—it’s actually a lot easier than you might have imagined. 

Building On Your Lot

Starts with finding land, but you are practicing Social Distancing

Luckily, your first step is the easiest. Connect with your local Adair Homes Pro Team. We make it our mission to understand each one of our local markets. Our team can provide a wealth of information on neighborhoods and communities near you, and if you need jurisdictional information on building envelopes and other building restrictions, we are more than happy to introduce you to your local housing authorities and land experts.

Starting your search is as easy as grabbing your computer and finding a soft place to sit. Thanks to technology, most of us have access to virtual tours and online exploration through services like Google Maps and Zillow. These streetside views allow you to travel far and wide from the comfort of your own living room. Use the Zillow app to highlight available land listings and visit the prospective lots on Google Maps. If you’re interested in acreage, you might expand your search to include manufactured home listings—as properties with older manufactured units onsite are often priced comparably with bare land.

A local, experienced Realtor will also be able to provide the latest information on available properties in your area. Your Realtor will have the ability to add you to an online market feed, giving you a real-time look at land for sale in your price range, and guide you through the purchase process. Knowing land-use restrictions, HOA guidelines, and school boundaries are all vital pieces to the decision making process. It’s important to realize that not every realtor specializes in land, your local Pro Team member will have resources of realtors who are true experts in the region. Even if real estate is viewed as non-essential in your area, now is a great time to start forging those relationships.

Finally, if you have the ability to drive around your desired area without violating any COVID19 restrictions, do it. An in-person (but not out of your car!) tour might just give you a much needed break—and help you identify the perfect place to build your forever home.
