1. Location

The first and foremost consideration is the location. In the Adair LIVE, Kari Montoya and Jay Sauers emphasize the importance of choosing a homesite that works with your lifestyle. When you are looking for land, think about its proximity to work, the school district it lies within, and future development in and around the property (researching future developments in the area can give you insight into the neighborhood’s potential growth). 

Consider a potential homesite’s convenience to your daily commute (do you like the drive?), the restrictions of the neighborhood or land (HOA?), and the availability of essential amenities like grocery stores and healthcare facilities.

2. Lot Size and Orientation

How big should your lot be? Consider your family’s needs and lifestyle. A larger lot obviously provides more room for a building envelope (are you considering a one story home?) and outdoor space.

If a yard is of utmost importance to you, understanding how much land you’ll need to build your dream home (including setbacks) is essential. Additionally, pay attention to the lot’s orientation concerning sunlight. Proper orientation can enhance energy efficiency and natural lighting within your home—not to mention, help with snow melt in the winter.

3. Terrain and Topography

The terrain of the land plays a significant role in the construction process. Part of building new construction is managing land use, containing water run-off, and putting in utilities. You’ll also want to consider whether the land is rocky and hard to excavate, or flat and easy to access. Slope, soil quality, and drainage will affect the way your desired new home sits on your land—for instance, a flat or gently sloping lot is generally easier to build on and may require fewer modifications to the home site.

Your property will need access to essential utilities such as water, electricity, gas, and sewage. Check the availability and costs associated with connecting your new home to these utilities—and if they do not currently exist, what it will take to bring these services to your land. 

Looking in the country? Perhaps you will need a septic system, and trenching for electricity. Also, consider the presence of internet, phone, and cable services. Doing your due diligence now will save you time and energy in the future!

5. Feasibility Process
