Building a new home is a once-in-a-lifetime experience for many people, which is why it’s not uncommon to have a lot of questions about the process. If you’re exploring your custom home options, this list of common questions might have some of the answers you need to get you to the next step.
How Much Will My New Home Cost?
Staying within a certain budget is a primary concern for many new homeowners. Whether you’re comparing the costs of buying an existing home or just want to know what your options are, this is one of the most frequently asked questions about building a custom home. The answer, of course, is that it depends.
There are three major costs that contribute to the overall price of a new home: the land, the site work, and the house itself. You will have a rough idea of the cost of the land, and when you know what lot you intend to buy, the site work costs can be estimated based on the specific conditions of the lot. From that information, you can select a floor plan and the customization features that fit your remaining budget. At Adair Homes, we go through this process every day, and our Home Ownership Counselors are here to help you determine exactly what you can get for your budget.
How Long Does it Take to Build a New Home?
Second only to money is the question of time. Building a new custom home is a process that includes design customization, permitting, site preparation, and building the house. After the foundation is poured, the process typically takes about four to six months. Prior to that, the amount of time depends on factors such as how quickly you make decisions, the local permitting process, and scheduling subcontractors to prepare the site. What is Site Development?
Many people who are new to the home building process are surprised by the work that must be done before a single piece of lumber arrives on site. Site development is essentially the process of preparing your land for construction. This is different for every lot, but often includes tasks such as grading, clearing, sewer excavation, and septic installation. The party responsible for site development depends on the particular home building process you choose. At Adair Homes, we work with you through our joint home building process to complete site development at a minimal cost with no markups. Two of our locations also offer a Turn-Key Service program for people who don’t want to be as involved in the process from start to finish.
What Types of Homes Does Adair Offer?
We are always adding new floor plans to provide options for all types of homeowners, but our current offering includes designs that enable:
- One-level living
- Two-level living
- Master bedroom on the main level
- Multi-generational living
- Building on a narrow lot
- Vacation homes
- Investment properties
We also offer a complete custom design process, so if you don’t see what you’re looking for in an existing floor plan, we’ll work with you to create exactly what you have in mind.
How Much of the Design Can I Change?
Existing floor plans are just a starting point based on customer feedback and our years of experience. You will have the option to increase the size of rooms, change the location of walls, add a second master bedroom, and more. You can also choose fixtures, paint colors, flooring materials, and other finishes. No two Adair Homes are alike, because each one is customized to meet the specific needs of each homeowner. If you have ideas, we’d love to hear them. Contact a Home Ownership Counselor to discuss your vision for a custom home.
