Central Oregon is a special destination. Visitors are surprised at the high desert climate—just hours from the lush valley floor. Tall Ponderosa pines line the golf links and point towards Mount Bachelor, a world-class ski hill a mere twenty minutes from downtown Bend. Add blue skies and three-hundred days of sunshine, and you’ve got the recipe for an outdoor recreational mecca. No wonder Bend and Redmond have seen steady growth—those that visit, want to stay.
And why not? The Central Oregon high desert has everything—including the opportunity to build your dream home on your own land. There's just a few things to keep in mind as you explore the homebuilding process with Adair.
THINGS TO KNOW
Central Oregon Climate
Because this climate is so dry (even in the snowy wintertime) you’ll want to design your home with forethought.
Take advantage of our professional home team members! From the very beginning of your home search, your Home Ownership Counselor is poised to add value to every decision. They are more than happy to walk lots with you as you explore the area. Every piece of land offers something special to be taken advantage of—a mountain view, a river trail, perhaps a stand of Ponderosa.
You’ll also find a building envelope on each lot—meaning, the space in which you are allowed to build a structure. Understanding these parameters will make a big difference to the end result. Your Home Ownership Counselor can stake out your home plan, so that you’ll be able to visualize views and see whether your driveway and approach is conducive to your driving/parking habits.
Consider the seasons: there will be heat and there will be snow! In the wintertime, South facing driveways will self-clear, but North facing driveways may stay wet and icy for prolonged time periods. During the summer, intense sunshine will also affect how your home siding will weather—so keep that in mind when choosing materials and finishes.
Chris Montoya, our Custom Options Manager, has highlighted knotty alder, stacked slate, and barnwood as popular design materials utilized both inside—and outside—many homes in this region. Our Design Center is full of creative ways to integrate these natural elements, from the kitchen to the back yard. Stacked stone fireplaces for year-round outdoor entertainment is a popular (and useful) addition to your home.
Gutters are not standard issue in Central Oregon. Instead, Adair Homes installs 2x Finger-jointed cypress wood for all the roof fascia and garage wraps to combat the extreme temperatures. Adair also recommends the upgraded high wind exposure James Hardie siding with hand-tabbed roof shingles for a lifetime of use.
