The Josephine is a ranch-style custom home floor plan.

We are constantly striving to build better, smarter homes, which is why we try to include as many intelligent features into our homes as possible. For the Josephine, we include:

  • TechShield Roof Sheathing – This is an energy smart option that helps prevent radiant heat from entering the attic. It can reduce monthly air conditioning costs considerably, by up to 17%.
  • Efficiency for Small Spaces – In this plan, we include standard built-in cabinets that help make smaller spaces more efficient. This is usually an added cost with other builders.
  • Minimal Transition Spaces – Transition spaces, such as hallways, tend to cut down on the usable space in a home. In the Josephine, these spaces are minimized.

Like all of our floor plans, the Josephine ranch-style custom home floor plan begins with a certain basic design and floor plan. As listed above, this plan starts at around 2,300 square feet and is built around 3 bedrooms and 2.5 baths. But when you decide that this floor plan is the one you are interested in, then the real fun begins.

What if you want to upgrade the cabinets in the kitchen to achieve a particular look? What if you want skylights in the bedrooms, so you can enjoy more natural lighting? What if you want insulation in the garage, for when you are out working on something? Or maybe you want a larger water heater, because you have a family that takes long showers?

You can have all of these things, and more. We offer a number of customization options to meet your lifestyle needs. In each room in the house, and even for the exterior, we have a list of available customization choices that you can choose from.
