When the autumn rains hit, folks in the Pacific Northwest rejoice. It’s part of our culture. The rain signals our habitual return to galoshes, steaming coffee, and the well-worn fleece jacket kept hanging on the kitchen hook, even on the hot days. When you live in the Pacific Northwest, you learn to live with the rain, not around it.

At Adair Homes, learning to live with the rain means building in it—and with decades of experience under our belts, we know all the advantages and benefits of a winter build. And, there are many! Because, homebuilding is a year-long pursuit—whether in a drizzle, a shower, or a mist.

Buying Land

In the summer months, lot purchases can be no-brainers: the views are nice, the neighbor's yard is well-kept, the trees are evergreen. But come Fall, a little rain tells the whole story. Soon there are a whole host of concerns that might not have occurred to you when the sun was shining. What about rain run-off? Erosion control? Is the land located in a wetlands area, or have poor drainage? The answers are absolutely essential. No matter what, the rains will come—so be prepared! Keeping water out from underneath your home is primary to mold and mildew control.

Once you begin your build, the homesite will be leveled and cleared, compacted and graveled. Water helps in the compaction process. When the ground is saturated, you can be sure that the final grade and backfill isn’t going anywhere. That’s peace of mind.

Time to Build

Realtors in the Pacific Northwest refer to July the ‘silly season’. Blue skies and sunglasses send some buyers and sellers into a frenzy. Folks building homes are susceptible to the rush, too. As a result, subcontractors are stretched to their limits and delays in the permit offices and with building inspectors are to be expected.

It doesn’t have to be like that. During the rainy months from October through March, subcontractors are much more available for walk-throughs and one-on-one meetings.

Building permits and inspections happen in a timely manner. And our crews can guarantee your new home will be dried-in (framing to roof!) within three weeks. We know what we’re doing. Our reputation is a direct result of your home coming together, perfectly. We build with kiln dried lumber. We take moisture readings on every piece of exposed wood and we will not proceed until that lumber is 18% moisture or less. Partner that with our 130-pt moisture inspection—you can bet we mean business.
