You’re finally ready to take the leap. Your first home. You’re ready to say goodbye to apartment life and hello to your own home, your own kitchen, your own backyard where you can host your own summer barbecues. No rent hikes. No noisy neighbors on the other side of the wall. No more boring white walls. Sure, the thought of owning your own home is a bit scary (everyone feels that way). But it’s time. You’re ready.

So you begin scouring the internet for homes in your price range. So many options! Beautiful kitchens, panoramic views, spacious living areas. You excitedly make a list and with great optimism you head out to see a few open houses.

Then, reality.

The same homes that looked so promising on the web are disappointing in person.

That beautiful kitchen? Yeah, it overlooks the broken down car in the neighbor’s backyard. That spacious living area? It smells like the previous owner’s cat. And that panoramic view? That’s from the window of a home that’s covered in avocado green wallpaper. Like, everywhere.

It’s enough to make you want to run back to your too-small apartment, your noisy neighbors, and your formica countertops.

Then someone suggests that you look at brand new homes in brand new neighborhoods with brand new everything. Encouraged, you visit a few new home communities. And it’s good news: the model home you saw on the internet really does look like the same in person. No avocado green wallpaper, no cat smell. It’s fresh and clean and looks… perfect.

Then, reality.

The model home that you looked at includes tens of thousands of dollars of designer upgrades. That’s not what your home will look like. Not on your first-time buyer budget. You tour a home that’s move-in ready with the standard finishes and you can’t help but think that it doesn’t look a lot different than your apartment.

You meet with Alliance Financial Services and you tell them how much you have for a down payment. And they don’t laugh out loud. They don’t even smirk. They just show you the different options available and explain it in a way that gives you that, “Oh, I get it!” feeling.

You wander into the Design Center and see all of the options for flooring, cabinetry, and countertops. The Home Ownership Counselor explains that this is just a small sample of what’s possible. You mix and match samples and find the perfect combination. Then you find out how much it will cost. And you don’t laugh out loud. You don’t even smirk. Not even a little.  

And that’s when you get it. Really get it. That designing and building a custom home is not just possible for your first home, it’s way better. And it won’t bust your budget. And you don’t have to live with old, gross cat smells. And you can afford a home that truly gives you that pride of ownership that everyone is always talking about.

So you give your landlord the ol’ heave ho and kiss your noisy neighbors goodbye (not literally) and make the very last rent payment you will ever make you in your life.

Then, reality.
