Residential lots can come with plenty of challenges and quirks, such as steep slopes, rocky terrain, or just way too many trees. Another challenge we frequently encounter is the size of the lot itself: Many of our customers are looking to build on a small lot, and they wonder if they can make a custom home work in a relatively tight space.

The good news is that you can design a custom home for nearly any size lot. In fact, we offer customizable home plans that start at 1,094 square feet, as well as floor plans that are specially designed for narrow lots. This lets you have the home you’ve always dreamed of, regardless of the size of your lot.

As you work to design your dream home, keep the following tips in mind to build on a small lot:

  • If possible, forgo the garage or choose a rear garage.
  • Look for a floor plan that makes the most of its square footage and feels thoughtfully designed.
  • Consider a narrow-lot plan, which arranges common areas, bedrooms, and bathrooms in a more linear fashion.
  • Look at two-story homes, which give you double the square footage in a smaller overall footprint.
  • Embrace an open floor plan, which creates the feeling of space yet doesn’t waste square footage with lots of walls and segmented rooms.

With two bedrooms and two bathrooms smartly tucked into 1,094 square feet, The Cottonwood is ideal for a smaller lot. The functional design makes use of an upstairs second bedroom and bathroom, which helps keep the overall footprint small.

The Arcadia East

The Arcadia East is a one-story plan that offers three bedrooms and two baths in 1,405 square feet. The open living design creates the feeling of plenty of space, and you can opt for a den in lieu of the third bedroom to allow for even more family space.

The Douglas

This charming one-story design packs a lot of functionality into 1,192 square feet. The Douglas includes three bedrooms and two baths, plus an open kitchen and a great room. The clever floor plan makes use of every square foot, which means it’s perfect for any size lot.

The Jefferson

If you need a bit more square footage, The Jefferson provides plenty of room while still maintaining a small footprint. This narrow-lot plan includes three bedrooms, 2.5 baths, and a den, spread over 2,222 square feet. The common areas are downstairs, and up to four bedrooms are on the second story, which allows for a more linear floor plan with tons of space. The downstairs den can even be swapped out for a second master, making this an ideal plan for multi-generational families.
