Dreaming of building your own custom home but overwhelmed by the idea of buying land? You’re not alone. Most of our customers have never purchased land before they visit one of our sales office locations for the very first time. Lucky for you, we’ve developed an easy process, online tools, and a network of real estate professionals to help you find the perfect spot to build your dream home.

A Simple Way to Get Started

We’ve created the Adair Homes website to make every step of building a custom home simple and straightforward, including finding land. In fact, we’ve dedicated an entire section of our website to making it easier for you to find the perfect place to build.

Go to our Local Land Search page, and you’ll find a map of the areas where we build here in the Pacific Northwest and now in Arizona. Whether you’re looking for the Oregon Coast, West Puget Sound, Inland Northwest, or beyond, we’ve got you covered. Simply click on the area of the map where you’d like to find land, and you’ll be connected to our Land Listings page.

How to Use the Land Listings Page

Once you arrive at the Land Listings page, you’ll see all of the available lots for sale in your preferred area. Use the location filter on the box to the right to further narrow down your search to a specific area. You can also sort by the newest or oldest listings, or by price. Once you’ve found a lot that you love, simply click on the link to view more information about it. Many listings include multiple photos to make it easy for you to find the right location, all from the comfort of your home or office.

On the individual listing pages, we’ve also included contact information for the listing’s real estate agent to save you time. Call or email the real estate agent to learn more about the listing or set up an appointment to view it.

Ideal Floor Plan Feature

Our Ideal Floor Plan feature will also help you decide which lot is for you. On the individual listing pages for each lot, we include several of our floor plans to help you envision which home size would work best on the lot of your choice. Keep in mind that any floor plan can be customized to your heart’s content.

How to Decide Which Property Is Right for You

Everybody has different priorities when it comes to choosing where to live. You might want to be in a specific neighborhood because of its proximity to your job. Maybe you want a small yard so that little maintenance is required. Regardless of what is important to you, you should set some parameters before you even start your land search. Start by defining your ideal location, whether it’s a specific school district, a certain town, or even a radius around a town. Make a list of all the features you want in a property so you have something to reference when making your decision.

However, not every available lot is suitable for building or for every budget, so it’s important to be aware of the possible challenges before you buy. Be sure to consider these four potential pitfalls when researching properties:

  • Utility accessibility

  • Zoning

  • Permitting

  • Footprint limitations

How to Enhance Your Property Search

Once you have figured out where you want to be, check the Adair Homes local land listings and find a real estate broker who specializes in land sales in that area. Working with a Realtor who focuses on land sales provides several advantages. For example, they often know about available properties that aren’t listed, and they use techniques to find property owners who may be willing to sell their lots.  

To start searching on your own, get on the email list of a real estate website. You can enter your parameters and get daily emails showcasing new properties on the market. Craigslist, Facebook, and Zillow are great places to look for properties that are being sold by owners and not through real estate brokers.

If you live nearby or are visiting the area where you want to live, drive around to look for properties for sale. Also, keep your eyes open for empty lots and those with mobile homes and make a note of the location. Your Realtor may be able to help you purchase the lot even if the owner doesn’t have it currently listed.
