For home buyers who are seeking the perfect plot of land on which to build their dream home, Treasure Valley may be ideal. Not only is the area growing steadily, with new employment opportunities, restaurants and entertainment options being added all the time; it’s also home to some of the most beautiful scenery in the Pacific Northwest.

Of course, the attractiveness of Treasure Valley also means that available land can move very quickly. Let’s take a look at some of your options for finding the right property, at the right price, for you and your family.

Treasure Valley Land

By doing a quick search on Zillow, you’ll see that the amount of land for sale in Treasure Valley is a bit limited. Only a handful of properties are listed under $25,000—which is typically an ideal range for a custom home build. The majority are in the range of $90,000 to $200,000, while five more start at $420,000.

If some of these higher numbers give you a bit of sticker shock, never fear: Many properties have been listed on Zillow for a relatively short amount of time, an indicator that new properties are added all the time.

Location, Location, Location

Treasure Valley offers everything from small towns and larger cities to quiet semi-rural areas and secluded, nature-rich outposts. Let’s take a closer look at some of your options for the location of your new custom home:

Boise and beyond. Boise is the largest city in Idaho, at around 220,000 people, and it’s growing rapidly every year. In fact, the Boise-Nampa corridor was recently listed on Forbes’ America’s Fastest-growing Cities list, with a growth rate nearing 2 percent. However, in this dynamic urban area, you may have to pay a bit more for the right piece of land. Currently there are only five lots under $100,000.

On the outskirts. Just outside of the Boise-Nampa corridor are several well-loved smaller cities, such as Kuna, Eagle, Middleton and Star. If you’re interested in a bit more elbow room for your custom home, selecting land on the outskirts of Treasure Valley’s fastest-growing area may be a great strategy: You’ll likely pay a bit less, and you’ll be outside of the city but still close enough to enjoy its conveniences and its gradual growth.

Small-town living. Away from the growing urban areas, Treasure Valley is dotted with quaint small towns like Melba, Rome and Fields. These rural communities offer something else entirely: the chance to pay a lot less for more land, put some space between you and your neighbors, and enjoy the slower pace of small-town life.

Communing with nature. One of the main attractions of Treasure Valley is its stunning naturescapes. Highlighted by our beloved Boise River to the north and surrounded by mountains, the area is ideal for nature lovers. And there is plenty of land that butts right up to the best of Mother Nature. If you and your family love scenic vistas and adventure, why not put it right outside your front door?
