Whether you’re comparing the costs of buying an existing home or just want to know what your options are, this is one of the most frequently asked questions about building a custom home. The answer, of course, is that it depends.


There are three major costs that contribute to the overall price of a new home: the land, the site work, and the house itself. You will have a rough idea of the cost of the land, and when you know what lot you intend to buy, the site work costs can be estimated based on the specific conditions of the lot. From that information, you can select a floor plan and the customization features that fit your remaining budget. Second only to money is the question of time. Building a new custom home is a process that includes design customization, permitting, site preparation, and building the house. After the foundation is poured, the process typically takes about four to six months. Prior to that, the amount of time depends on factors such as how quickly you make decisions, the local permitting process, and scheduling subcontractors to prepare the site. Many people who are new to the home building process are surprised by the work that must be done before a single piece of lumber arrives on site. Site development is essentially the process of preparing your land for construction. This is different for every lot, but often includes tasks such as grading, clearing, sewer excavation, and septic installation. The party responsible for site development depends on the particular home building process you choose. At Adair Homes, we work with you through our joint home building process to complete site development at a minimal cost with no markups. Two of our locations also offer a Turn-Key Service program for people who don’t want to be as involved in the process from start to finish.

Existing floor plans are just a starting point based on customer feedback and our years of experience. You will have the option to increase the size of rooms, change the location of walls, add a second master bedroom, and more.
